Start with the intended use

Sustainability is not a single product or a label added at the end. Start by understanding how the building will be used, maintained and adapted. Discuss the priorities that matter to the client: comfort, resource use, durability or ease of upkeep. The right decisions depend on the site, design and operational context.

Review passive design opportunities

Building orientation, shading, glazing and the relationship between indoor and outdoor areas can influence comfort and energy demand. These decisions should be evaluated by the relevant design professionals for the actual project. Avoid assuming that a feature performs well simply because it appears in a sustainability brochure; specifications and local conditions matter.

Ask better questions about materials

Consider durability, maintenance, availability, repair and the evidence behind environmental claims. Ask suppliers for relevant product information and compare alternatives on a consistent basis. A material choice should support the technical requirements as well as the sustainability goal. Confirm compatibility with the rest of the building system before approving substitutions.

Reduce avoidable waste

Accurate information, coordinated ordering and suitable storage can help avoid unnecessary rework or material damage. Discuss cutting plans, packaging and waste handling with the project team. These are practical planning matters; the actual result depends on implementation and available facilities. Document agreed responsibilities rather than relying on a general intention to build green.

Set targets that can be assessed

If the project has a performance target or certification objective, involve the appropriate specialists early and define how it will be assessed. Do not assume a percentage saving or certification outcome from a general service description. ANZYINE can discuss sustainability priorities within its construction scope, with specialist requirements agreed for the project.

This is general project-planning guidance. Confirm project-specific technical, contractual and approval requirements with the relevant qualified professionals.
