Begin with daily life
Before thinking about a facade, describe how the home needs to work. Consider household routines, privacy, guests, storage and outdoor use. Note which spaces need to connect and which should be separated. A brief built around actual use gives the design team more useful direction than a collection of unrelated reference images.
Gather the available site information
Bring together plot details, available surveys, existing drawings and any known site constraints. Identify information that still needs to be obtained or verified by specialists. Requirements vary by project and location, so discuss relevant approvals with the appropriate professionals and authorities. Do not schedule construction on the assumption that every prerequisite is already complete.
Separate needs from upgrades
Create three lists: essential requirements, important preferences and optional upgrades. Use them to guide discussions when design choices affect the budget. Ask what is included in each estimate and which assumptions could change. Agree how an allowance for uncertainty will be considered rather than copying an arbitrary percentage from another project.
Plan the decisions you need to make
Finishes, layouts and equipment interfaces can affect more than their immediate area. Ask for a decision schedule so selections are made before dependent work begins. Review samples and drawings carefully, and document approvals. Late changes may require revisiting cost, procurement or sequencing; discuss their implications before authorising work.
Think beyond the last day on site
Agree how completion is reviewed and how outstanding items are recorded. Discuss the operating and maintenance information you will need, particularly for specialist systems. To begin a residential construction conversation with ANZYINE, share your site details, preferred scope, available drawings and the priorities that will make the home work for you.
This is general project-planning guidance. Confirm project-specific technical, contractual and approval requirements with the relevant qualified professionals.
