What design-build means
Design-build brings design and construction services together under one agreed contract. It gives the client a connected route from brief to delivery rather than treating the two stages as unrelated tasks. The precise scope, specialist appointments and approval responsibilities still need to be set out clearly; the delivery model does not remove those decisions.
Discuss buildability earlier
When designers and builders communicate early, construction sequencing, material availability and site constraints can inform the design. Potential conflicts may be easier to address while ideas are still being developed. This is an opportunity for better coordination, not a promise that all changes or delays will disappear.
Keep cost and design conversations connected
Design preferences can be considered alongside the project’s budget assumptions. The team can discuss alternatives before a decision becomes embedded in later work. Ask how estimates are updated and which items remain provisional. An early estimate is not the same as a final agreed price based on completed information.
Protect the quality of the brief
A connected team still needs a clear client brief. Define the intended use, essential features, preferred materials and decision makers. Agree which drawings or samples require your review. Keep a record of accepted changes and their effect on cost and programme. Clear review points help the client stay involved without reopening every decision.
Is it right for your project?
Consider whether your project would benefit from coordinated design and delivery from an early stage. If a design team is already appointed, discuss how existing responsibilities would fit the proposed arrangement. ANZYINE’s design-build service begins with this conversation, using your available brief, site information and priorities to define a suitable next step.
This is general project-planning guidance. Confirm project-specific technical, contractual and approval requirements with the relevant qualified professionals.
